Property for sale in Vila Nova de Gaia

It is one of the largest sections of the catalogue and consists almost entirely of apartments, most often with two or three bedrooms. Most listings are in Santa Marinha — the riverside area where the port wine cellars stand — and in Canidelo, by the mouth of the Douro and the ocean front. Vilar de Andorinho and Mafamude, further inland, come next.

As of early October 2026 the median listing price in our Gaia catalogue is about €550,000 and the median price per square metre is about €4,500. In the same catalogue a square metre in Porto, on the opposite bank, costs about €5,900 — roughly a third more. About one Gaia listing in nine is a new development. These figures describe the listings in the BitProperty catalogue, not the market as a whole.

Non-residents should budget for transfer tax upfront: since 20 May 2026, IMT on a home bought by a non-resident is a flat 7.5% instead of the progressive scale, plus stamp duty of 0.8%. The three exceptions to that rule are covered in our tax guide. Payment can be made in euro or from crypto: BTC, ETH or USDC is converted into euro through an authorised provider, and the seller receives euro.
