Property for sale in Matosinhos

The offer is mostly apartments, typically with one or two bedrooms. Most listings are in Senhora da Hora and Custóias — residential areas further inland, nearer Porto — and in the town of Matosinhos itself, by the ocean. Next come Leça da Palmeira, north of the port, and Lavra, a coastal parish on the northern edge.

As of 8 October 2026 the median listing price in our Matosinhos catalogue is about €450,000 and the median price per square metre is about €5,000. In the same catalogue a square metre in Porto costs about €5,900. Roughly one listing in six is a new development. These figures describe the listings in the BitProperty catalogue, not the market as a whole.

Non-residents should budget for transfer tax upfront: since 20 May 2026, IMT on a home bought by a non-resident is a flat 7.5% instead of the progressive scale, plus stamp duty of 0.8%. The three exceptions to that rule are covered in our tax guide. Payment can be made in euro or from crypto: BTC, ETH or USDC is converted into euro through an authorised provider, and the seller receives euro.
